La Brea Plaza is the largest multi-tenanted office building in downtown Inglewood. The building consists of two, 7-story towers plus leasable basement space constructed in two phases – 111 N. La Brea in 1979 and 101 N. La Brea in 1981. The two towers have a gross building area of 170,637 square feet according to Los Angeles County Office of the Assessor website. The net rentable area is 167,645 square feet according to the rent roll provide by property management. The land size is approximately 41,000 square feet.
The first and second floors of both towers are approximately 27,000 square feet, run the length of both buildings and are separated by a shear wall. Floors 2 through 7 and the basement level floor plates in each tower are approximately 9,700 square feet. Each tower has a main lobby entrance from La Brea Avenue and a basement level entrance at the rear of the building. Two elevator banks serve each tower and are accessible from the basement level and main lobbies. There is a tree lined outdoor courtyard adjacent to the north tower.
